<p>About a week ago I got the chance to be with a dear friend from Europe- after 15 long years. Because we missed each other so much she needed to sleep over in our house for a night and share lots of stories. <p>Every individual waits for that time of the year, a much deserved time off from the hectic activities of day to day life. And when the time comes you keep wondering where to go? Where to stay? And even smarter people buy timeshare property for vacations to have a peace of mind and a place where they love to enjoy and cherish most beautiful memories in the comfort of your home like atmosphere. Everyone wishes to have a timeshare property at their favorite vacation place. While it may be easy to buy for some, but for some it may be their lifetime savings or hard earned money. So, nobody would like to invest their money in a losing proposition. Here we discuss some of the important things that you have to remember while buying a timeshare.</p>
<p>The first thing to do before buying any timeshare is to understand the types of timeshare. There are basically two types of timeshare plans. A deeded plan, in which you actually buy a piece of real estate property and own it along with other owners but, you can use it only according to the timeshare agreement. A fixed unit, fixed week, deeded timeshare allows you to own a specific timeshare at a specific time each year. A floating time agreement allows you to be flexible about the dates that you can use your timeshare. But reservations may be only first come first serve as many owners would like to go for that option. Right to use timeshare or a non-deeded timeshare is a leased timeshare. Again it is classified into fixed unit and floating time just as in the case of deeded timeshare. You no longer have rights to the property after the lease expires.</p>
<p>Before investing in a timeshare do your homework about the location first. Do a good research about the location, whether you can go there on a yearly basis. Also it wouldnât hurt if you research the prices of other alternative accommodations in that place. If you are paying for the timeshare then why buy timeshare if an alternative costs you less. But at the same time you should weigh in your comfort factor also. The alternative accommodation might not provide you with the same comfort as the timeshare accommodation. So, it all depends on what criterion is important to you, cost or comfort.</p>
<p>Always find out your timeshare rights before buying. Your rights may be violated in some cases. In most of the cases the timeshare properties are governed by legal documents known as Covenants, Codes, and Restrictions. It establishes rights for real estate property owners and governs how the timeshare should be managed.</p>
<p>Also important thing to consider before buying a timeshare is to decide whether you want to buy it for vacation purpose only or as an investment. If you want to buy it as an investment you should rethink. Timeshares are not one of the most lucrative properties for reselling. Generally timeshare properties donât have good resale value and the resale is also difficult due to competition from the original seller himself. </p>
<p>While you may think that the cost of buying a timeshare is simply the cost of buying only the real property. You may be wrong. Because you should always calculate the total cost of time share which includes mortgage payments, maintenance fees, taxes, travel cost, closing cost, broker commissions, financing charges etc. That will definitely raise your hair. Compare the cost of alternative accommodation with the total cost of owning a timeshare now. Go with whichever is cheaper.</p>
<p>Also do not forget to read each and every document carefully before signing any agreement. Never ever believe on promises made by word of mouth. Request everything in written. Also find out about the reputation of the seller and whether he is a licensed timeshare seller. Also never accept properties with unfinished facilities, if you do so take a written commitment from the seller that they would be finished within a specific time frame.</p>

<p>Many people buy timeshares after a lot of research and analysis. But same is not true with some people who simply buy timeshares hearing the buzz surrounding it with poor perception and ignorance about timeshares. Buying a timeshare is a huge investment and thus should be dealt with utmost importance. Before buying a timeshare you have to first question yourself whether is it really for you? How often do you go for vacation? Is that place right for you to go year after year? Do you want to buy a timeshare just for vacation purpose or you are buying it as an investment? </p>
<p>Even if you decide to buy a timeshare property you should start your research at least nine months before you buy a timeshare. But let us weigh in various factors to know whether timeshare is really for you or not. A vacation home might be a minor financial investment for few rich and wealthy but to many middle class people it is possible only in dreams. Middle class people badly needed an alternative to this costly investment. The search for an alternative resulted in the discovery of timeshare in Europe in 1970âs. This was a welcome relief to many people who could not afford to buy an expensive vacation home. This concept gained huge popularity with every passing year and today over two million Americans own timeshare properties which is a big number. </p>
<p>A timeshare is nothing but a real estate property split into many ownerships. The cost is shared among the owners. Timeshares are basically classified into two types of plans, deeded and non-deeded. In a deeded plan the owner buys the timeshare unit and the unit for 30-40 years. It can again be classified into fixed use and flexible use. A fixed use allows only a specific time and specific number of years where as a flexible use timeshare allows you to choose vacation at any time of the year but only on first come first serve basis as many people would like to go for that option. The other types of plan called non-deeded plan is also called right to use plan which is like a lease, you have the same facilities but only for specific period and you lose all the rights after the lease expires. </p>
<p>Having understood what a timeshare is and different types it is also important to dig into the facts of timeshare. Timeshares are usually common in a tourist place. The cost depends on the location and season of the year. Apart from cost of timeshare you have to pay the maintenance and various other fees also. This also may vary depending on the location. But one good thing about timeshare is that you donât have to worry about the upkeep and maintenance of your timeshare unit. But you have to think is it really worth to pay hundreds of dollars every yearÂ  in addition to the thousands you have already paid to buy the timeshare and that too to spend only one or two weeks in a year.Â  This may be reasonable only if the maintenance fee is low which is generally not. </p>
<p>But if you see the other side of the coin, in long term a timeshare will be cheaper than a hotel or vacation home. If you add up the cost of hotel for thirty years and compare it with timeshare it will be way higher. But then again, if you decide to go to a different vacation spot every year hotel may be ideal for you. Although timeshare offer exchange of properties with other owners across the states and countries it may not be that easy to do it. Also one should compare the other alternatives to a timeshare available in that place. In some seasons timeshares could really be expensive due to their close proximity to beach fronts etc. So a quick market survey to find cheap alternative should never be ruled out.</p>

<p>Timeshare properties have made it possible for many individuals to enjoy owning a piece of vacation property they wouldn&#8217;t otherwise afford to buy through traditional means. What makes timeshare an attractive option is that the ownership or the rights to use the property is made available but the more taxing parts involving ownership responsibilities (maintenance, repair, utility charges, mortgage, etc.) are taken away. With timeshare resales being offered at nearly half their original price, it&#8217;s not really surprising that many people are encouraged to buy. However, they may not always be a good option. Here are some of the disadvantages of timeshare resale:</p>
<p>You sell it at a loss.</p>
<p>A timeshare resale does not exactly equate to a good sale. If you buy one and then decide to resell it later, you can&#8217;t expect to profit from it. In fact, you even have to expect to sell at a loss.</p>
<p>You can&#8217;t price the timeshare to your advantage.</p>
<p>If you&#8217;re a timeshare reseller, you definitely cannot ask for the same price as a developer.</p>
<p>For one, you truly have no reason at all. Developers actually spend for the cost of presentations, advertising and promotions. Those free gifts they give away at the end of those long presentations? They aren&#8217;t actually free &#8211; developers have to spend for them. If you add up all the expenses they incur when selling timeshares, that&#8217;s around 40% to 50% of the price they charge for the timeshare.</p>
<p>Since you&#8217;ll be using the resale market, you will have to keep your prices competitive to attract potential buyers. You also can&#8217;t try to outdo the system by raising your prices. Chances are, there are other sellers in your category and location who may be offering more competitive prices, which means you have to keep your prices low.</p>
<p>You might have to compete with major players.</p>
<p>Resales usually do not have the same reputations as those sold through developers.</p>
<p>Some of the biggest names in real estate are involved in timesharing. Think Disney, Hilton and Marriott and you have a pretty good idea of what you can expect. They have the reputation and you don&#8217;t &#8211; at least, not yet.</p>
<p>If you&#8217;re a seller, this means that you will have to market your timeshare more aggressively in order to get noticed.</p>
<p>So you bought it at a good price. You still have to pay for its upkeep.</p>
<p>You may have purchased only the rights to use the timeshare property but that doesn&#8217;t exempt you from being involved in the dirty work. You still have to pay for the maintenance fees of the unit for as long as your contract holds. That will set you back by about $400 to $500 a year &#8211; a figure that will go up, depending on how the current markets behave. Fees will also go up should the area become popular or exclusive.</p>
<p>You&#8217;re open to scams.</p>
<p>Another disadvantage of timeshare resale is that some of it may be offered through a scam. It&#8217;s the hard face of reality but scams in the timeshare industry do exist and you might not be immune to them. Beware of unnecessary pressure being imposed by the salesperson or any policies that you think may be suspect. Check the stipulations on your contract and ask for clarifications on any points that confuses you. Protect yourself from anything that might turn your timeshare resale dreams into a nightmare.</p>

Big hotels and resorts are into timeshare business now. It is estimated to be a Five billion dollar a year industry worldwide and approximately two million Americans have timeshares. You might be wondering what lured so many people in America alone to timeshares. Here are some reasons.</p>
<p>Consider this fact you pay rent to stay in a hotel. You pay the rent for staying in a hotel for a week. Suppose it is $900. If you consider a period of 30 years, multiply the cost of living in a hotel for 30 years with $900. It will be $27,000. You spend that much amount and only get a suite with only a bathroom. Now consider this, if you buy a timeshare for $10,000 which has a maintenance fee of $450 annually. The cost for 30 years will be $10,000 plus 450 multiplied by 30. The answer will be $23,500 which is $3,500 less than renting a hotel suite. But here is the interesting fact. You still get to own your timeshare property which will earn some money if not the original price. So your actual expenditure on your vacation will be way less than renting a hotel suite. Then who can ignore the comfort of a home in a timeshare property. A typical timeshare unit has two or three bedrooms, more than one bathroom, a kitchen, a laundry room and a pool plus not to forget all the resort facilities. </p>
<p>Does it make sense now? It does because it also saves you from the hassle of planning your vacation each year because you know when you have to go in turn offering you a guaranteed vacation every year. </p>
<p>How many hotel rooms can accommodate large families and friends? With a timeshare vacation you can invite who ever you want and can host reasonable size gatherings. </p>
<p>A timeshare is like money lying safely in your bank. You can sell it whenever you want. Not only that if you buy a deeded plan, the timeshare gets inherited to your heirs also.</p>
<p>Compare the timeshare with buying a vacation home. You donât have to worry about upkeep and maintenance also. The management company will take care of everything. You just have to pay the maintenance fee for that. But what a pleasure you can live like you are living in a hotel and still get a feel of your home and have to do nothing. </p>
<p>Apart from these benefits, timeshare companies offer you so many discounts like bonus weeks, discounts on airfare, car rentals, attraction tickets, restaurants and much more.</p>

<p>Timeshares attract people who like to travel. They are suppose to be a way for you to stay at beautiful resorts that you share ownership with and you get to stay at in most cases once a year. They can range anywhere from 15,000 to even $50,000. There are different types and there are some that you can stay at more than once a year.</p>
<p>Here is something that I discovered. There are travel memberships out there that let people stay at the same timeshares that many timeshare owners own, for even less than what owners are paying. These travel membership companies negotiate deals, make bulk reservations with resorts in advance and members of these travel memberships actually stay at these resorts at better rates than the timeshare owners themselves.</p>
<p>Timeshares require you to pay maintenance fees to maintain the resorts, yearly fees, and if you want to exchange your timeshare resort you have to join an exchange company. That is another fee that the owner has to actually pay.  If you want to let friends and family use the resort you have to pay for guest passes.</p>
<p>One of these travel membership charges a one time fee of $2,995 dollars. That is a one time fee that a person pays and it is actually good for the rest of their life.  Members get access to stay at thousands of resorts for less than $100 a day. These resorts are located at different locations worldwide. Members get 3 guest passes per year that they can give to family and friends and they have a special section in the membership that has all resorts priced at $37 dollars per day. They change the resort locations every few weeks for that section. What makes it even better is that these are four and five star resorts. </p>
<p>Another interesting thing about this resorts membership is that members do not pay maintenance fees, exchange fees, and no yearly fees. At $37 dollars a day they can stay at 5 star resorts which would equal to $298 for 8 days and 7 nights. Timeshare maintenance fees alone are more than $298 a year and there is no limit to the amount of resorts you can stay at worldwide with this membership. Another interesting feature about this same exact membership is that they gives access to members to find all types of cruises at wholesale prices.</p>
<p>When you compare a timeshare with what this travel membership offers, timeshares don&#8217;t look very attractive at all. Right now the timeshare industry is very strong but after experiencing the benefits of this membership sometimes I wonder if timeshares will remain such a strong market. Will timeshares keep growing at the rate that they have been doing it for through the next five years, or are we heading towards the death of timeshares? I guess only time will tell and we will just have to wait and see.</p>

<p>Private Residence Clubs are a unique variation on the concept of timeshare resort ownership.  Growing by leaps and bounds, these clubs rely on the concept of fractional ownership, They provide increased amenities and services, compared to traditional timeshares, but at an increased cost.  If you love luxury, they may be a good fit.</p>
<p>A Private Residence Club, or PRC, as they are commonly know as,  is vacation real estate that is both owned and operated by members.  There is usually an average of 5-10 owners per unit, and each person owns a fraction of a club residence, in addition to the common areas and the facilities.  PRC&#8217;s differ from timeshare ownership in that timeshare owners usually have the rights to a specific week limited to a certain unit, although they may have exchange, or floating week privileges.</p>
<p>Like timeshares, clubs are located in vacation areas in prestigious locations, with PRC&#8217;s, the location may often be exclusive, which is a large part of the appeal. Private residence clubs have a certain cachet, and appeal to people who are looking to have a large section of time in a luxury home, but do not want to deal with the upkeep of owning a second vacation home on their own.</p>
<p>PRC&#8217;s and timeshares also differ with their facilities as well.  Larger units, such as 3 or 4 bedrooms, are more typically found at clubs. Often, timeshare units tend to be a studio or a 1 bedroom.  An increased level of services are also found at private residence clubs.  Most clubs have a variety of concierge services, and offer perks such as year around storage areas, greens fee discount rates, free airport shuttle service, and more.  Similar to a hotel, PRC&#8217;s provide a level of personalized service and amenities that are not found at the majority of timeshare resorts.</p>
<p>The increased luxury also comes at an increased cost.  Private residence clubs have yearly maintenance fees that are often 8-10 times the cost of the average timeshare yearly maintenance fee. Most private residence clubs have limited financing by the developer, as the majority of the purchasers will have access to other sources of financing and are able to make a larger down payment than timeshare owners.</p>
<p>PRC&#8217;s provide many of the amenities of a vacation home with hotel-like luxury service.  Owners enjoy more spacious units in more prestigious locations than the typical timeshare owner.  A private residence club may be a good choice if you are looking to invest in a second vacation home, but want more amenities with less of a hassle.  However, if you are looking for more of a bargain, you may want to stick with timeshares on the resale market, which tend to be much less expensive.</p>

<p>I would like to quickly explain how I came across Global Resorts Network. Actually I can explain it with just one word, Timeshares! Like so many others, I was unhappy with my timeshare. Thus I began searching online for an alternative. I came to discover about Global Resorts Network and their luxury resort membership. They recently joined with a private company that has been selling their membership since 1986 with an average price tag of around $10,000 USD. However, Global Resorts Network has the exclusive world wide rights to offer this product at the extremely low price of $1495.00 for a 3 year membership, and $2995.00 for a lifetime platinum membership!</p>
<p>Of course I quickly became intrigued by this unique product. Right away I tried to find any negative information about GRN. I could not find any. For the most part, everyone who has joined with Global Resorts Network loves their membership. Booking a resort could not be any easier with their online booking, as well as, over the phone and don&#8217;t even get me started on their Customer Service. All I can say is Superior!</p>
<p>The only similarity between Global Resorts and a Timeshare is the Luxury Resort part, other than that Global Resorts Network beats Timeshares in every way. It&#8217;s unique and one of a kind, they offer 5 and 4 star resorts starting at $298/week, Over 5,000 resorts world-wide, Enjoy up to 52 weeks per year, No annual, monthly or maintenance fees, No blackout dates, Unlimited guest weeks and that&#8217;s just the gist of it. They even offer savings on Airfares, Cruises, and Car Rentals at Travel Agent Prices!</p>
<p>Does Global Resorts Network have Competition? Yes, they are MOR Vacations, but I am going to tell something about their competition that nobody else in the industry will tell you. The fact that so many people will be jumping on board with MOR Vacations because of the inexpensive costs, will leave little room for Room AVALIABILITY. Room Availability is very important. That is pretty much the reason why I didn&#8217;t use my Timeshare that often. In my opinion, I am glad MOR Vacations exists. They now make Global Resorts Network a little bit more exclusive with better Room Availability. Which would you choose Quality or Quantity?</p>

It is an equal trade for both the families and enables both to enjoy the advantages of a home while traveling to another country. <p>Many people enjoy vacations with home exchanges. However, some problems might arise among partners who fail to meet one another&#8217;s expectations. Though, homes exchanges are a great opportunity to enjoy a new house with a range of amenities, it is important that the home swapping partner should be comfortable with each other.
